Checking of attendance for all the services related to personnel on daily basis. Checking of all log books and registers on a daily basis, operations like Borewell daily on/off, DG, EB common meter etc.  

Monitoring of scheduled services to be carried out as per the AMC schedule. Renewal of AMCs before expire as per listed. The entire cleaning activity will be monitored by the supervisor on daily basis. All activities mentioned only for the existing common area maintenance only. Internal maintenance will be charged extra from the resident as per our maintenance policy. All new activities, repairing and rectification apart from the scope of works will be charged as per the estimate. Common area lights will function as per directions of the CLIENT. Disposal of Garbage and coordination with Municipality for timely collection will be handled by the PROPERTY 

 

MANAGER. Irrigation system will operate as required Liaising works with government/local authorities; utility providers like telecommunication, DG, Metro Water, Sewage, Lift, etc. will be included in this proposal as coordination body. PROPERTY MANAGER will not bear any fee or costing related to the services as CLIENT will be responsible for all monetary transactions. Cost of saplings of new plants and trees will be borne by CLIENT. Cheque/DD for EB payment as per Common Area meter will be provided by the CLIENT. Buying of water loads will be charged extra. Collection of maintenance charges is not under scope of work for the PROPERTY MANAGER, but assistance will be provided on request of CLIENT. Replacement of spares is applicable only for the comprehensive covered AMC equipment. Above offer excludes AMC by agencies for the following works. a) Lifts b) DG Set c) Gymnasium equipment Safety – While we are responsible for the maintenance of various services and not responsible for unsafe acts by users in various activities such as gymnasium, etc. All communications and correspondence will be through the office bearers of the CLIENT.
